Why People Are Moving to Coconut Grove

The post-2020 migration wave that brought thousands of new residents to Miami has not slowed down, and Coconut Grove has been one of the biggest beneficiaries. The reasons are consistent across almost every family we work with.

Florida has no state income tax. For high-earning professionals, entrepreneurs, and business owners, this alone can represent hundreds of thousands of dollars in annual savings. When you combine that with a lower cost of living compared to New York or San Francisco (despite Miami's rising prices), the financial case is compelling.

The lifestyle upgrade is equally significant. People trade cramped apartments and brutal winters for spacious homes with yards, year-round outdoor living, and a community that feels like a small town inside a major city. The Grove specifically offers something most Miami neighborhoods cannot: walkability, mature tree canopy, and genuine neighborhood character.

Remote work has made the move possible for many who previously needed to be in a specific city. The Grove's proximity to Miami International Airport (15 minutes) makes it easy to maintain business relationships in other cities while enjoying a dramatically improved quality of daily life.

Cost of Living in Coconut Grove

Housing: What Coconut Grove Homes Cost

Housing is the biggest line item in any Coconut Grove budget. Single-family homes for sale in the neighborhood typically range from $1.2 million on the lower end to $10 million or more for waterfront estates in the South Grove. The sweet spot for most relocating families is the $1.5M to $4M range, which gets you a well-appointed home with 2 to 4 bedrooms and a private yard.

Condos offer a lower entry point. In the existing condo buildings, you will find options starting around $500,000 to $900,000 for a two-bedroom unit. New luxury developments like The WELL and Four Seasons Residences are pushing the high end of the condo market well above $2 million.

Rentals are available but limited, as the Grove is predominantly owner-occupied. Expect to pay $3,500 to $15,000 per month for a single-family home rental, depending on size and location.

Everyday Expenses

Groceries, dining, and daily life in the Grove are moderately expensive by national standards but feel reasonable compared to New York or San Francisco. A dinner for two at a mid-range restaurant typically runs $80 to $150 before drinks. Groceries at Milam's Market or Fresh Market are comparable to Whole Foods pricing.

Property taxes in Miami-Dade County run approximately 2% of assessed value for non-homesteaded properties. If you establish Florida residency and claim the homestead exemption, your taxable value is capped with a 3% annual increase limit, which can result in significant savings over time.

Insurance is a major consideration in South Florida. Homeowners insurance has risen substantially in recent years due to hurricane risk. Budget $10,000 to $30,000 or more annually depending on your home's value, age, and proximity to the water. Flood insurance is a separate line item and is required for many properties.

Coconut Grove Neighborhoods: Where to Buy

South Grove

The most established and prestigious part of the neighborhood. Large lots, mature landscaping, and proximity to the village center and waterfront define this area. Start homes range from $1.5M to $3M and above. This is where you want to be if you want space, privacy, and the quintessential Grove experience. 

North Grove

The North Grove has seen significant new development, including some modern townhomes but more contemporary single-family homes. Which its location being closer in proximity to other Miami neighborhoods like Brickell and Key Biscayne, a well priced home here goes fast. This area has mature landscaping as well but it allows for more sun to reach you. If a shaded home and vicinity is not ideal for you than North Grove might be best.

Center Grove and the Village Core

The area immediately surrounding Main Highway and Grand Avenue offers a mix of condos, townhomes, and smaller single-family homes within walking distance of restaurants, shops, and CocoWalk. Ideal if walkability to everything is your top priority.

Safety in Coconut Grove

One of the most common questions we get from relocating families is about safety. The short answer: Coconut Grove is one of the safer neighborhoods in Miami.

The South Grove and the residential areas around the village center have very low crime rates. Like any urban neighborhood, the Grove is not immune to property crime (car break-ins and package theft do occur), but violent crime is uncommon. Many streets have an active neighborhood watch, and the community is engaged and vigilant.

The walkable, family-oriented nature of the neighborhood contributes to a sense of security. You will see families walking and biking at all hours, kids playing in parks, and neighbors who know each other by name. It is a far cry from the anonymity of a high-rise neighborhood.

Schools: The Full Picture

Schools are often the deciding factor for families relocating to Coconut Grove. The good news: the options are excellent.

Coconut Grove Elementary is the neighborhood's public school and has a strong reputation. Coral Gables Senior High, which serves the area for high school, is one of the top-rated public high schools in Miami-Dade County with a robust International Baccalaureate program.

The private school options are where the Grove really shines. Ransom Everglades is among the best college-prep schools in the Southeast. Carrollton School of the Sacred Heart offers an excellent all-girls education on a stunning bayfront campus. Other strong options include St. Hugh Catholic School, Immaculata-La Salle, and the Coconut Grove Montessori School.

One important caveat: demand for spots at the top private schools has surged alongside the relocation boom. We strongly advise starting the application process as early as possible, ideally 12 to 18 months before your desired start date. Coconut Grove vs. Other Miami Neighborhoods

Coconut Grove vs. Coral Gables

These two neighborhoods are frequently compared and sit right next to each other. Coral Gables is more manicured and architecturally uniform, with strict zoning that enforces a Mediterranean aesthetic. The Grove is more eclectic, bohemian, and organic. Coral Gables has Miracle Mile for shopping; the Grove has CocoWalk and Main Highway. Coral Gables tends to appeal to those who prefer order and formality; the Grove attracts those who value character and community. Price-wise, both are comparable, though Coral Gables has more inventory in the upper-luxury range.

Coconut Grove vs. Key Biscayne

Key Biscayne offers a more secluded, island-living experience with beaches and a resort-like atmosphere. However, it requires crossing the Rickenbacker Causeway for everything, which can feel isolating. The Grove offers similar natural beauty with far greater access to restaurants, culture, and the broader Miami metro. For families who want to feel connected to city life while still enjoying green space and water views, the Grove wins.

Coconut Grove vs. Brickell

These are essentially opposite lifestyles. Brickell is vertical, ultra-urban, and skews younger and more corporate. The Grove is horizontal, residential, and community-oriented. Many of our clients who started in Brickell move to the Grove when they start a family. The commute between the two is under 10 minutes, so you can work in Brickell and come home to the Grove every evening.

Practical Moving Tips

Based on hundreds of relocations we have helped with, here are the tips we always share.

Visit before you commit. Spend at least a long weekend in the Grove, ideally during a weekday and a weekend, to get a feel for the rhythm of the neighborhood. Walk the streets, eat at the restaurants, visit the parks. You will know quickly if it is the right fit.

Start your school search early. If private schools are important, begin the application process 12 to 18 months out. We can provide referrals to educational consultants.

Understand the insurance landscape. Get insurance quotes before making an offer on a home. South Florida insurance costs can be a surprise for buyers from other states, and they vary significantly based on property characteristics.

Work with a local Coconut Grove real estate agent. The Coconut Grove market has nuances that even experienced Miami agents may not know. The difference between one block and the next can mean a six-figure difference in value. Flood zones, lot elevation, tree canopy regulations, historic designations.

Establish residency properly. Consult with a tax attorney or CPA to make sure you are taking full advantage of Florida's favorable tax environment, including the homestead exemption.
